Search Duval County Property Records, Review the 2026 Appraisal and Pay the Correct Local Tax Collector
Duval County CAD maintains appraisal records for homes, ranches, brush-country acreage, commercial buildings, manufactured homes, business equipment, minerals and oil-and-gas interests.
Use this guide to find the correct 2026 property account, review preliminary values, verify exemptions, open the GIS map and prepare an appraisal correction or protest.
Property-tax collection is divided among more than one local collector. Always identify the taxing entities on the account before submitting a payment.
Quick Answer: Which Duval County Property Office Should You Use?
Use Duval County CAD for
Property searches, appraisal values, building data, exemptions, agricultural appraisal, business property, GIS mapping and appraisal protests.
Use the Duval County Tax Office for
Tax statements, balances, payments, receipts and delinquent-tax questions for the entities it serves.
Use the Freer Tax Office for
Freer ISD, City of Freer and Duval County ESD No. 1 accounts when those entities appear on the property.
Use Premont ISD for
The Premont ISD tax portion on Duval County property located within that school district.
Use the Duval County Clerk for
Deeds, liens, releases, easements, mineral documents, plats, probate records and certified copies.
Use a surveyor or title professional for
Legal boundaries, exact acreage, access, easements, title ownership and mineral reservations.
Fast routing rule: A value, exemption, property-data or map issue belongs with Duval CAD. A bill, payment, receipt or penalty issue belongs with the collector named for that taxing entity.

Duval County CAD 2026 Appraisal and Tax Calendar
The official search currently labels displayed 2026 values as preliminary and subject to change before certification.

Deadline rule: The date printed on the individual appraisal notice can control when it is later than May 31.
2026 Homestead and Non-Homestead Appraisal Limits
Residence-homestead cap
A qualifying residence homestead’s appraised value generally cannot increase by more than 10% per year, plus new improvements.
Cap begins later
The homestead limitation normally begins in the year after the owner first qualifies.
Market value may be higher
The market value can remain above the limited appraised value.
2026 circuit breaker
Qualifying non-homestead real property valued at $5.32 million or less may receive a 20% appraisal limitation.
Special appraisal exclusions
The circuit breaker does not apply to several categories receiving agricultural or other special appraisal.
Ownership transfer
The prior owner’s appraisal limitation generally does not transfer to a purchaser.
Common mistake: An appraisal limitation controls appraised value. It does not establish that the preliminary market value is fair.

Find the appraisal account first.
Save the Property ID, Geographic ID, owner, situs and legal description.
Select the residence-homestead application.
Use the current form that includes age-65 and related eligibility sections.

Keep proof of delivery.
Save the signed application, attachments and mailing or hand-delivery record.

Business Personal Property, Minerals and Manufactured Homes
Business personal property
Furniture, fixtures, machinery, equipment, vehicles, inventory and supplies may require a rendition.
2026 personal-property exemption
Qualifying income-producing tangible personal property valued at $125,000 or less in a taxing unit is exempt in that unit.

Record the Property ID, proposed value, appraisal action and filing deadline.

Open the official protest form.
Download the Notice of Protest from Duval CAD Forms.
Identify every protest ground.
Separate market value, unequal appraisal, factual errors, exemptions and special appraisal.
State the requested result.
Give the requested value, exemption, acreage or property-data correction.
Prepare labeled evidence.
Use names such as “Comparable Sale 1,” “Roof Damage,” “Wrong Acreage” or “Ranch Use Records.”

Online protest portal: Use eprotest.duvalcad.org when online filing is open and the account qualifies.
What to Do After the Regular Protest Deadline
Missing the normal deadline does not create a second general protest period.
However, a later notice or narrow correction, exemption or substantial-error process may still apply.
Later appraisal notice
Use the deadline printed on the later notice.
Required notice was not received
Explain when the value was discovered and verify the mailing address.

Submit written documentation supporting the correction.
Duplicate or clerical error
Ask whether an appraisal-roll correction procedure applies.
Substantial appraisal error
Texas law provides limited remedies for certain large errors.

Some homestead and veteran exemptions have special late-filing rules.
“I am asking about a possible late remedy for Duval CAD Property ID ______ and tax year 2026. My notice history is ______, the specific error is ______, and I discovered it on ______.”
Payment warning: A pending appraisal issue does not automatically stop tax deadlines, penalty, interest, attorney fees or collection.

Duval CAD appraises property for local taxing entities, but the tax collector can vary by city, school district or emergency-services district.
