Quick Answer: Which Bee County Office Should You Use?

Use Bee CAD for Appraisal values, owner and property search, exemptions, agricultural valuation, business renditions, mineral or mobile-home accounts, parcel mapping and appraisal protests.
Use the Tax Office for Tax statements, current balances, online or in-person payments, receipts, tax certificates, penalty, interest and delinquent-payment questions.
Use the County Clerk for Recorded deeds, liens, releases, easements, subdivision plats, probate documents and official record copies.
Do not protest the bill itself: Bee CAD can review market value, property details and exemptions. It does not set local tax rates or control the final tax bill.

Bee CAD Search Problems and Practical Fixes

Problem What to Try What to Verify
Full owner name returns nothing Search only the last name, then try the first name separately. The account may use initials, a shortened name or a different ownership order.
Recent buyer is missing Search the seller or previous owner. Compare the appraisal display with the newest recorded County Clerk deed.
Full address fails Use only the street name or street number plus main name. The situs format may differ from the postal or emergency-service address.
Too many results appear Use Advanced Search and add property type, subdivision, geographic ID or tax year. Do not select an account only because the owner name matches.
Trust, estate or company is missing Search the trustee, estate, decedent, business and former owner separately. The appraisal ownership style may differ from the everyday name.
Manufactured home is missing Select Mobile Home and search both the home owner and landowner. The home and land may have separate property IDs.
Need a mineral account Select Mineral under Property Type and search the owner or property ID. Mineral accounts should not be compared with ordinary residential real estate.
Property still cannot be found Call Bee CAD with the prior owner, approximate location and deed description. Ask staff to confirm the exact property ID and account type.
“I am trying to identify the correct Bee CAD account. The current or prior owner is ______, the property is near ______, and the deed or notice shows ______. Can you confirm the property ID, geographic ID and property type?”

How to Read a Bee CAD Property Record

Do not rely only on the large total value. Check the account identity, land, improvements, exemptions, value history and property type.

Record Field Plain-English Meaning What You Should Check
Property ID The appraisal district’s primary property-account number. Use the exact number on forms, calls, protests and map research.
Geographic ID A location-based identifier used in the appraisal system. Copy it when comparing map and appraisal records.
Owner name The owner currently shown on the appraisal roll. Use a recorded deed when legal ownership must be proven.
Mailing address Where appraisal and tax correspondence may be sent. Correct an old address before notices or tax statements are missed.
Situs address The physical address used for appraisal purposes. Rural situs information may differ from postal formatting.
Legal description Subdivision, lot, block, survey, abstract or tract information. Match it with the deed, plat or survey before legal use.
Land value The appraised market value assigned to the land. Acreage, land class, homesite, location and agricultural treatment.
Improvement value The appraised value of homes, shops, barns or other structures. Size, age, quality, condition, use and removed structures.
Market value Bee CAD’s estimate of market value as of January 1. Compare with condition, market evidence and similar properties.
Appraised or assessed value Value after an applicable statutory limitation or special appraisal treatment. A cap or productivity value does not prove the market value is correct.
Exemptions Approved homestead, age-65, disability, veteran or other relief. Confirm the exemption appears for the correct owner and year.
Value history Prior-year appraisal amounts. Identify whether land, buildings or classification caused the 2026 change.
Legal-record warning: Bee CAD property records and GIS maps support appraisal research. They do not replace a deed, title examination, recorded plat or professional boundary survey.

How to Audit a Bee County 2026 Appraisal Increase

  • Compare 2025 and 2026 total market values.
  • Separate the land increase from the building increase.
  • Confirm acreage and homesite allocation.
  • Check building square footage and age.
  • Review quality and condition ratings.
  • Look for a newly added structure or addition.
  • Confirm removed buildings are no longer listed.
  • Check homestead and other exemptions.
  • Review agricultural productivity value.
  • Compare similar local properties.
  • Photograph storm, foundation or structural damage.
  • Save repair estimates and inspection reports.
Residential property Compare similar homes by location, living area, age, condition, quality, lot size and available utilities.
Rural acreage Check road access, homesite acres, pasture or brush classification, improvements and whether each tract is separately listed.
Commercial property Bee CAD may use cost, sales and income approaches. Review building data, occupancy, rent, expenses and capitalization assumptions.
“Property ID ______ increased from ______ in 2025 to ______ in 2026. Please explain which land, improvement, classification or property-detail change caused the increase.”

How to Use the Bee CAD Interactive Parcel Map

Find the property account first. Copy the property ID, geographic ID, owner, legal description and acreage.
Open the official map page. Go to Bee CAD Interactive Map.
Search with the strongest identifier. Use the property or geographic ID when supported. Otherwise, search the owner or location.
Match the selected parcel. Compare the owner, account number, legal description and acreage with the property search.
Review adjoining accounts. Look for separate tracts, access strips, road frontage and neighboring ownership.
Use legal documents before acting. Obtain the deed, title review and survey before fencing, building, dividing land or resolving access.
Local map tip: When a rural address does not locate the tract, find a known adjoining owner and use that parcel as a visual map anchor.

Bee County Homestead and Property-Tax Exemptions

Exemption applications are filed with Bee Central Appraisal District. Bee CAD warns that there is no charge to file a residence-homestead exemption application.

Exemption or Relief 2026 Starting Point What to Prepare
General residence homestead Texas school districts provide a mandatory $140,000 exemption. Ownership, principal-residence details and required identification.
Age 65 or older Qualifying owners receive an additional mandatory $60,000 school exemption. Age and ownership information requested by Bee CAD.
Disabled person Qualifying disabled owners may receive the additional school exemption and related protections. Disability documentation accepted under Texas requirements.
Disabled veteran or survivor The exemption can be partial or total depending on the qualifying category. VA rating, service information and applicable survivor documents.
Heir-property homestead An occupying heir may qualify without being individually named on a recorded deed. Ownership affidavit, death certificate, utility bill and available court records.
Tax deferral Certain age-65 or disabled homeowners may defer collection on a qualifying residence homestead. Understand that the lien remains and interest continues to accrue.

Homestead Application Micro-Steps

Search the property first. Confirm the property ID, owner, situs address and legal description.
Open a current application. Use Bee CAD Online Forms or the Downloadable Forms page.
Complete every applicable ownership section. Include heir-property, trust, manufactured-home or partial-ownership information when relevant.
Attach the required identification. Make sure the residence information meets the form requirement or include proof supporting an allowed exception.
Submit only through an official route. Do not pay a private company to submit a basic homestead application.
Keep a complete copy and submission proof. Save the electronic confirmation, stamped copy or mailing evidence.
Verify approval in the live account. Confirm the exemption appears for the correct owner, property and tax year.
Scam warning: Bee CAD states that homestead-exemption applications are always free. Be cautious when a private mailer requests a fee for a form available from the district.

Agricultural, Wildlife and Open-Space Appraisal in Bee County

Rural location, acreage or occasional livestock does not automatically qualify land for 1-d-1 open-space appraisal. Bee CAD reviews the land’s principal use, intensity and qualifying-use history.

Qualification Area What Needs to Be Demonstrated Useful Evidence
Primary agricultural use Agriculture is the land’s principal qualifying use. Grazing, hay, crops, livestock, production and sales records.
Degree of intensity The operation is typical for qualifying land in the local area. Stocking, fencing, water, feed, equipment and management records.
Historical use The land has the required qualifying-use history. Prior applications, leases, receipts, photographs and operator statements.
Wildlife management The land satisfies the prerequisite appraisal and qualifying wildlife practices. Wildlife plan, maps, logs, receipts and dated photographs.
Homesite separation Residential and nonqualifying acreage are separately identified. Survey, aerial image and acreage breakdown.
Lease operation A lessee actively performs the qualifying agricultural activity. Signed lease, operator contact and production documentation.
  • Current 1-d-1 application
  • Property ID for every tract
  • Legal description and acreage
  • Map of the claimed land
  • Current agricultural-use description
  • Qualifying-use history
  • Livestock or crop records
  • Lease when another person operates the land
  • Receipts and dated photographs
  • Wildlife plan when applicable
Use-change warning: Converting qualifying land to a nonagricultural use can create additional tax consequences. Ask Bee CAD about current rollback-tax rules before subdividing, developing or changing use.

Business Property, Mineral Interests and Manufactured Homes

Business personal property Equipment, machinery, furniture, tools, computers, inventory and other income-producing personal property may require an annual rendition.
Mineral accounts Mineral interests can appear separately from the surface estate and should be searched using the Mineral property type.
Manufactured homes The home and land may have separate property IDs or different owners. Search the Mobile Home and Real property types.

Business Rendition Checklist

  • Business legal and trade name
  • Property ID or owner ID
  • Physical business location
  • Asset descriptions
  • Original cost
  • Acquisition year
  • Disposed or retired assets
  • Leased equipment
  • Inventory details
  • Owner or agent signature
Normal rendition timing: Texas business-personal-property renditions are generally due April 15. A timely written extension can move the deadline to May 15. Confirm the applicable date and extension process with Bee CAD.

Bee County CAD 2026 Protest Deadlines and Evidence

July 2026 status: Bee CAD announced a June 5, 2026 protest deadline for most property owners and a June 26, 2026 deadline for business-personal-property protests. Those announced regular deadlines have passed.
Most 2026 property protests June 5, 2026
2026 business-property protests June 26, 2026
Normal Texas rule May 15 or 30 days after delivery of the notice, whichever is later
Your controlling date Follow the deadline printed on the official Notice of Appraised Value

A strong protest explains why the market value, property description, exemption or special appraisal decision is wrong. Saying only that the tax bill is high does not address Bee CAD’s appraisal.

Protest Issue Evidence That Helps Weak Argument to Avoid
Market value is too high Comparable sales, appraisal, repair estimates, photographs and property-condition records. “My tax bill increased.”
Unequal appraisal Comparable appraisal accounts adjusted for location, land, size, age, quality and condition. Using one unrelated low-value property.
Building information is wrong Measurements, plans, photographs and records showing actual construction. An unsupported verbal estimate.
Land or acreage is wrong Deed, survey, plat, access limitations, terrain and land-use evidence. Relying only on an approximate online parcel line.
Exemption was denied or removed Application, identification, ownership proof and qualification documents. Assuming the seller’s exemption transferred automatically.
Agricultural appraisal was denied Use history, leases, production, stocking, receipts, maps and dated photographs. “The property is rural and has animals.”

Bee CAD Protest Micro-Steps

Read the appraisal notice. Record the property ID, proposed value, stated reason for change and exact filing deadline.
Save the current property record. Review land, improvements, exemptions, property characteristics and value history.
Identify each disputed issue. Separate market value, unequal appraisal, property-data, exemption and agricultural-appraisal arguments.
State the value or result you believe is correct. Support the requested result with specific evidence.
Use the current official protest route. Start at BeeCAD.org and choose Online Services → Taxpayer Appeals, or use the Notice of Protest form from the downloadable forms page.
Save proof of filing. Keep electronic confirmation, a stamped copy or accepted mailing evidence.
Prepare a one-page hearing summary. List the property, requested value, two or three strongest reasons and the evidence supporting each reason.
Bee CAD hearing tip: The district describes the informal meeting as optional. If no agreement is reached, the formal ARB hearing decides the protest. Organize the strongest evidence first because presentation time can be brief.
“I am reviewing property ID ______ for tax year 2026. My notice shows a deadline of ______. Please confirm the accepted filing method, evidence instructions and whether a protest or correction route is still available.”

What to Do After the Bee CAD Protest Deadline

Missing the regular deadline does not create a general second protest period. Limited correction or late-protest remedies may apply depending on the issue, notice history and tax-payment status.

Clerical or factual error Ask whether ownership, address, acreage, property description or duplicated-account information qualifies for an appraisal-roll correction.
Failure to receive required notice Texas law provides a limited route in some notice situations. Explain when the notice was received and which mailing address Bee CAD used.
Substantial over-appraisal A narrowly defined late correction process may exist and can involve payment of undisputed taxes.
Late exemption Some homestead, age-65, disability and veteran benefits have special late-filing or correction provisions.
Missed ARB hearing Bee CAD says a dismissed hearing may be reopened when a written good-cause request reaches the ARB chair within four days of dismissal.
Taxes becoming delinquent Contact the Tax Office separately. An appraisal question does not automatically stop penalty, interest or collection.
Act immediately: Call Bee CAD with the property ID, tax year, notice history, error description and tax-payment status. Do not wait for the tax bill to become delinquent while investigating a possible remedy.

How to Search and Pay Bee County Property Taxes

Current portal status at editorial review: The Bee County Tax Office’s linked payment system displayed “Online payments are currently unavailable.” Check the live status before relying on online payment.

The Bee County Tax Office—not Bee CAD—collects the property taxes. Its search system can use owner name, property address, Tax Office account number, owner ID or CAD reference number.

Start on the official county Property Tax page. Open Bee County Property Tax.
Select the county’s Pay Online link. The official link opens the Bee County Tax Office account-search system.
Check whether online payment is available. When the portal displays an unavailable message, call the Tax Office before the deadline or use an accepted mail or in-person option.
Search with the CAD reference number when possible. The tax portal explains that the CAD reference number is the appraisal-district property number and may differ from the Tax Office account number.
For an owner search, enter the surname first. The portal records owner names in last-name-first format.
For an address search, remove street suffixes. Enter the street number and main name without Street, Lane, Boulevard or similar wording.
Match the correct account. Confirm owner, address, CAD reference, Tax Office account number and tax year before paying.
Review every unpaid year. Determine whether the balance includes current taxes, prior years, penalty, interest or collection charges.
Review the convenience fee. Bee County lists a 2.5% convenience fee for credit-card tax payments.
Save proof and verify posting. Keep the confirmation number or payment receipt and recheck the account after processing.

2026 timing: Bee CAD says tax statements are normally mailed in October and taxes become delinquent February 1. Therefore, the 2026 tax bill is normally issued later in 2026; the live portal may currently emphasize 2025 or older balances.
Account-number warning: The CAD reference number, owner ID and Tax Office property-account number are not always the same. Match the property details before authorizing payment.
“I need the current payoff for Bee County property account ______ through ______. Please confirm the CAD reference number, Tax Office account, every unpaid year, penalty, interest and accepted payment methods.”

How to Search Bee County Deeds and Official Property Records

The Bee County Clerk provides an online official-record search for records from June 1, 1995 to the present. Older index books from 1851 through 1995 can be searched through the county’s QuickLink resource.

Find the appraisal owner and legal description. Save the owner, property ID, subdivision, lot, block, survey or abstract from Bee CAD.
Open the County Clerk search. Go to Bee County Official Records Search.
Search the owner as grantor and grantee. A grantor generally transfers an interest; a grantee generally receives an interest.
Try alternative searches. The portal can search names, subdivisions, document types or document numbers.
Use date ranges for recent transactions. Narrow the recording date when you know approximately when a purchase, lien or release was filed.
Match the legal description. Do not rely on an owner-name match alone.
Check the certification date. A very recent recording may not appear until indexing and certification are complete.
Records from June 1, 1995 onward Use the Bee County public-search portal.
Index books from 1851–1995 Use the Texas QuickLink option listed on the County Clerk page and contact the Clerk for copies.
Deed-copy request details The Clerk says a grantor or grantee name and transaction year are required; the legal description is also helpful.
Title-search warning: Finding one deed does not prove that no lien, easement, probate issue, mineral interest or later instrument affects the property. Use a qualified title professional for a complete examination.

Beeville residence Check building size, condition, homestead status, city taxing unit, school district and the reason for the 2026 value change.
Skidmore or Tynan acreage Match every tract, review road access, homesite acres and agricultural-use history.
Pettus or Pawnee-area land Confirm the school, emergency-service and other taxing units attached to the account.
