Ward County CAD homepage screenshot used to identify the official property-search and taxpayer-service routes.
1Verify the official domain
Confirm that the browser address shows wardcad.org and that the page identifies Ward County Central Appraisal District.
2Locate Property Search
Use the main search area to enter an owner name, owner ID, property ID or street address.
3Select the 2026 tax year
Choose 2026 when reviewing the current appraisal. Use earlier years only for comparison.
4Open the advanced search
Use owner, property or all-criteria search when a basic keyword produces too many results.
5Find the map and forms
Use the site navigation for Interactive Map and Forms after you have copied the correct property ID.
6Use protest tools carefully
Request an Online Account PIN or sign in only after matching the owner, property ID and legal description.
Best route from the screenshot: Search the property first, open the correct result, copy the property ID, geographic ID and legal description, and then use those identifiers in the map, protest account or Tax Office search.
Choose the 2026 tax year.
Use 2026 for the current appraisal and an earlier year to compare values, ownership wording or exemptions.
Start with Basic Search.
Enter an owner name, owner ID, property ID or address. The owner-name format is generally LAST NAME FIRST NAME.
Search an owner with fewer words.
Try the last name alone before adding a first name, initial, trust, estate or business wording.
Simplify an address.
Start with the street number and main street name. Remove direction, punctuation and street type when the complete address fails.
Use By Owner or By Property.
Owner search supports owner ID, name and mailing details. Property search supports property ID, geographic ID, legal description, street fields, abstract, subdivision and lease information.
Filter by property type.
Separate real estate, personal property and mineral accounts when the same owner has several records.
Open every plausible result.
A residence, adjoining lot, manufactured home, business account and mineral interest may appear under separate property IDs.
Verify the legal description.
Match the subdivision, lot, block, abstract, survey, tract, lease or acreage with the property being researched.
Save a dated copy.
Print or save the complete account before filing an exemption, requesting a correction, protesting, purchasing or paying.
Ward County search tip: For property in Monahans, Grandfalls, Wickett, Barstow, Pyote or rural Ward County, a property ID, geographic ID or legal description can be more reliable than postal-address formatting.
Five Checks Before You Rely on a Ward CAD Result
Property ID
Match the appraisal notice or prior record.
Owner wording
Check initials, trusts, estates and businesses.
Legal description
Match the lot, block, survey, tract or lease.
Location or acreage
Confirm the physical property.
Property type
Verify real, personal, mineral or manufactured property.
Separate-account warning: Ward County’s oil, gas and industrial activity makes account type especially important. Surface real estate, mineral interests, business equipment and a manufactured home may all have different records.

Official account warning: Ward CAD states that legal descriptions and acreage are maintained for appraisal-district use and should be verified before being used for legal purposes or documents.
Ward County’s 2026 Property-Appraisal Cycle
The individual appraisal notice and live Ward CAD account control the property owner’s filing dates. Ward CAD’s taxpayer FAQ identifies June 6 or 30 days from the Notice of Appraised Value, whichever is later, as its stated protest deadline guidance.
January 1, 2026
Ownership, property use, taxable location and market conditions are generally measured for the 2026 appraisal.
April 15
Regular rendition deadline for many business-personal-property accounts unless a valid extension applies.
April 30
Regular deadline for many exemption and agricultural special-appraisal applications.
June 6 or later
Ward CAD’s FAQ states June 6 or 30 days from the appraisal notice, whichever is later.
Late June–July
Ward CAD’s published process describes this as the general ARB protest-hearing period.
August–September
Local elected bodies normally propose and adopt tax rates after appraisal values are certified.
Fall 2026
Tax statements are prepared after certified values and adopted tax rates are available.
January 31, 2027
Normal payment deadline. Because this date is a Sunday, confirm next-business-day treatment with the Tax Office.
July 30, 2026 status: The regular June 6 protest date has passed for accounts whose notices were mailed early enough. A later notice can create a later deadline, and narrow late-protest or correction remedies may still apply.
Do not use 2025 tax rates as final 2026 rates: Ward CAD’s homepage may display the latest adopted prior-year rates while 2026 taxing units are still completing their August and September rate-setting process.
What Ward CAD Reviews During Local Appraisal Work
Ward CAD determines market value and administers exemptions and special valuations. The district states that mineral, utility, industrial and real-estate accounts are appraised for the district by Pritchard & Abbott, while personal-property accounts are appraised locally.
Real estate
Land classification, location, size, construction, age, quality, condition and market evidence can affect the account.
Oil and gas minerals
Mineral interests can appear under separate accounts based on the mineral owner, lease and production-related data.
Industrial and utility property
Specialized property may be reviewed through contracted appraisal services.
Business personal property
Furniture, machinery, equipment, inventory, tools and other income-producing tangible property may be appraised separately.
Manufactured homes
The home and underlying land may have different owners, categories or property IDs.
Agricultural land
Qualifying land may receive productivity appraisal, but the homesite and nonqualifying acreage remain separately valued.
2026 Ward County Property Audit Checklist
Compare the 2025 and 2026 market values.
Separate land changes from improvement changes.
Verify the property and geographic IDs.
Check the legal description and acreage.
Review building size and characteristics.
Confirm demolished improvements were removed.
Look for newly added structures.
Verify homestead and other exemptions.
Check agricultural qualifying acreage.
Search for separate mineral accounts.
Search for a business-personal-property account.
Save photographs and repair estimates.
“Property ID ______ changed from ______ in 2025 to ______ in 2026. Please identify the land, improvement, exemption, account-classification or appraisal-model change that caused the difference.”
How to Use the Ward CAD Interactive Map
Find the appraisal account first.
Copy the property ID, geographic ID, owner, location and legal description.
Allow the map to load.
Use a current browser and enable JavaScript when the map area appears blank.
Search using the strongest identifier.
A property ID or geographic ID is generally more reliable than a common owner or rural address.
Match the selected account.
Compare the property ID, owner, location and legal description with the appraisal search.
Review related parcels.
Look for adjoining lots, homesites, agricultural tracts, business accounts and separate ownership.
Do not treat the parcel line as a survey.
Confirm legal boundaries with the deed, recorded plat, title work and a licensed surveyor.
Ward County land warning: Approximate GIS lines, acreage and appraisal descriptions should not be used alone to locate a fence, well, pipeline, access easement, mineral boundary or building setback.
Ward County Homestead and Property-Tax Exemptions
Exemption applications are filed with Ward County Appraisal District. Ward CAD’s Forms page provides the homestead, disabled-veteran and other available applications and lists the district’s mailing address.
Exemption or Relief
2026 Starting Point
What to Prepare
General residence homestead
Texas school districts provide a mandatory $140,000 exemption on a qualifying principal residence.
Ownership, primary-residence information and required identification.
Age 65 or older
Qualifying owners receive an additional mandatory $60,000 school exemption and may qualify for a school-tax ceiling.
Age, ownership and residence information.
Disabled person
A qualifying disabled owner may receive the additional school exemption and applicable ceiling protection.
Documentation meeting the statutory disability standard.
Disabled veteran
Partial or total relief may apply according to the qualifying veteran or survivor category.
VA documentation and applicable service, disability or survivor records.
Heir-property homestead
An occupying heir may qualify even when the appraisal owner wording has not been fully updated.
Ownership affidavit, death certificate, utility records and available probate documents.
Local optional exemptions
Ward County taxing entities can provide different local exemption amounts.
Review the live account by taxing entity rather than assuming every entity grants the same relief.

Find the correct property ID.
Match the owner, location and legal description before completing the application.
Open Ward CAD Forms.
Go to wardcad.org/Forms and select the Homestead Exemption Form.
Review identification requirements.
Ward CAD states that a homestead application must be accompanied by a driver’s-license copy or other information required by the Texas Property Tax Code.
Complete every ownership section.
Address trusts, heir property, partial ownership, manufactured homes and spouse information when applicable.
Attach the current required records.
Follow the form’s instructions rather than relying on an older saved application.
Submit to Ward CAD.
Mail eligible paper applications to P.O. Box 905, Monahans, TX 79756-0905, or use another method currently accepted by the district.
Keep proof of filing.
Save the application, attachments and mailing, delivery or online confirmation.
Verify the approved exemption.
Reopen the 2026 property record and confirm the benefit appears for the correct owner and taxing entities.
Buyer warning: The seller’s homestead exemption, appraisal limitation or age-65 tax ceiling does not automatically transfer to a new owner.
Agricultural and Wildlife Appraisal in Ward County
Agricultural appraisal is based on qualifying land use, degree of intensity and use history—not simply rural location, vacant acreage or ownership of livestock.
Qualification Area
What Must Be Shown
Useful Evidence
Primary agricultural use
Agriculture is the tract’s principal qualifying use.
Grazing, livestock, crop, hay or production records.
Degree of intensity
The operation meets locally typical standards for the land and use.
Stocking, fencing, water, feed, equipment and management records.
Historical use
The land has the required qualifying-use history.
Prior applications, leases, receipts, aerials and dated photographs.
Wildlife management
The land satisfies the prerequisite appraisal and required wildlife practices.
Wildlife plan, activity logs, maps, receipts and photographs.
Homesite separation
Residential and other nonqualifying areas are separated from productive acreage.
Survey, aerial image and acreage breakdown.
Lease activity
The lessee performs an actual qualifying agricultural operation.
Signed lease and operator production records.
Agricultural Application Checklist
Current 1-d-1 agricultural application
Property ID for every tract
Legal description and claimed acreage
Map of the qualifying land
Description of current use
Qualifying-use history
Livestock or production records
Lease when another person operates the land
Receipts and dated photographs
Wildlife-management plan when applicable
Application route: Open Ward CAD Forms and select the Agricultural Use Appraisal Form 1D1. Contact the district immediately about any late, omitted or denied application.
Change-of-use warning: A change from qualifying agricultural use to a nonqualifying use can create additional tax consequences. Obtain property-specific guidance before changing the use or subdividing the tract.
Business Personal Property, Minerals and Manufactured Homes
Business personal property
Furniture, equipment, machinery, tools, inventory, supplies and other income-producing tangible property may require a separate rendition and account.
Mineral interests
Oil and gas interests may appear under separate owners, leases and property IDs. Search by mineral owner, lease name and lease number.
Industrial and utility property
Ward CAD states that mineral, utility, industrial and real-estate accounts are appraised for the district by Pritchard & Abbott.
Manufactured homes
Search the home owner and landowner independently. The home and land can have different account numbers.
Closed or moved business
Notify Ward CAD and provide the closing date, asset disposition and new location rather than assuming the account disappears automatically.
Surface vs mineral ownership
A deed to the surface does not necessarily transfer every mineral interest, royalty interest or leasehold interest.
2026 Business-Personal-Property Exemption
Texas provides a $125,000 exemption for qualifying tangible personal property held or used to produce income. A business should still verify whether it must file a rendition, exemption information or account-closing documentation with Ward CAD.
Business Rendition Preparation
Business legal and trade names
Ward CAD property or owner ID
Physical business location
Asset descriptions
Original acquisition costs
Years acquired
Disposed or retired assets

Form route: Ward CAD’s Forms page provides a Business Personal Property Rendition Form and procedures for business personal property.
How to Prepare a Ward CAD Appraisal Protest
July 30, 2026 status: Ward CAD’s published June 6 deadline has passed for many accounts. The later of June 6 or 30 days from the specific appraisal notice controls under the district’s local FAQ guidance.
Connect the correct property.
Match the property ID, owner, location and legal description before submitting anything.
Identify every disputed issue.
Separate market value, unequal appraisal, incorrect facts, exemption denial, agricultural denial and mineral-account issues.
Upload clearly labeled evidence.
Use names such as “Roof Damage,” “Comparable Sale 1,” “Incorrect Acreage” or “Mineral Ownership Record.”
Save proof of filing.
Keep the submission confirmation, evidence list, account messages and hearing notice.
Prepare for informal review and ARB hearing.
Ward CAD states that an owner may meet with an appraiser by phone or in person. An unresolved dispute proceeds to the ARB.
A formal state form is not always required: Ward CAD explains that a written protest letter can be sufficient when it identifies the owner, identifies the property and communicates dissatisfaction with an appraisal-district determination.
What to Do After the Regular Ward CAD Protest Deadline
Missing the normal protest deadline does not automatically create another full protest period. A narrow late protest, correction, exemption or notice-related remedy may still apply.
Good cause for late filing
Ask whether the ARB can consider a late protest before the appraisal records are approved.
Required notice was not received
Explain when the appraisal was discovered and verify the mailing address used by Ward CAD.
Clerical or ownership error
Ask about correcting a duplicate account, incorrect owner, mailing address or property-description error.
Substantial over-appraisal
Texas law provides limited correction procedures for qualifying one-fourth homestead and one-third non-homestead over-appraisal errors.
Late exemption filing
Residence homestead, age-65, disability and disabled-veteran provisions can allow certain late applications.
Taxes still require attention
Contact the Tax Office separately because a pending appraisal issue does not automatically stop delinquency consequences.
“I am asking about a possible late remedy for Ward CAD property ID ______ and tax year 2026. My notice history is ______, the specific error is ______, and I discovered it on ______. What filing or payment requirements apply?”
Act immediately: Remaining options can depend on notice history, ARB approval status, the type of error, the delinquency date and whether the undisputed taxes were paid.
How to Search and Pay Ward County Property Taxes
Property-tax payments are handled through the Ward County Tax Assessor-Collector, not Ward County Appraisal District.
Verify the appraisal account first.
Use Ward CAD Property Search and confirm the property ID and legal description.
Open the official Ward County Tax Office website.
Go to wardcountytax.org.
Search the tax account.
The Tax Office search supports owner name, owner ID, property ID, address and more detailed owner or property criteria.
Use “Show only Properties with Tax Due” carefully.
Remove the filter when checking whether an account was already paid or when researching prior years.
Match the correct tax year.
Confirm the owner, property address, legal description, property type and amount due.
Check whether 2026 taxes are available.
The 2026 appraisal may be visible before the 2026 tax statement is created. Tax bills require certified values and adopted rates.
Select Pay Taxes Online.
The official Tax Office routes online payments to Certified Payments using Ward County’s linked payment page.
Review all processor charges.
Confirm the payment amount, convenience fee, bureau information and total before authorizing the transaction.
Save the receipt.
Record the confirmation number, property account, tax year, amount, payment date and payment method.
Verify posting.
Reopen the Tax Office account after processing and retain the receipt until the balance reflects the payment.
Payment verification tip: The Ward CAD property ID and the Tax Office account may not be displayed in exactly the same format. Match the owner, legal description, property type and tax year before paying.
Delinquency rule: Property taxes are generally due by January 31 and become delinquent after the applicable deadline. Prior-year balances can include penalty, interest and collection costs.

How a Ward County Property-Tax Bill Is Calculated
1. Market value
Ward CAD estimates January 1 market value.
2. Taxable value
Exemptions, limitations and special appraisal are applied.
3. Adopted tax rates
Each county, city, school or special district adopts its own rate.
4. Final tax
Each entity applies its rate to its taxable value.
Role distinction: Ward CAD does not set local tax rates. The governing body of each taxing unit adopts its rate, and the Tax Office uses the certified values and adopted rates to create bills.
