How to Read a Madison CAD Property Record

Do not rely on the large total value alone. Review the identity, land, improvement, exemption and prior-year sections before deciding that the record is correct.

Exemption applications are filed with Madison County Appraisal District. The official Madison CAD forms page states that homestead applications must include a copy of the applicant’s driver license or other information required by the Texas Property Tax Code.

Ownership or clerical error Ask whether the issue can be handled as an appraisal-roll correction rather than a normal value protest.
Required notice was not received A limited protest route may exist when statutory notice requirements were not met.
Substantial over-appraisal Texas law provides narrow correction procedures in certain situations, often with tax-payment requirements.
Exemption correction Some homestead, age-65, disability and veteran situations have special late-filing or correction rules.
Incorrect property description Document the exact acreage, building or account error and ask which correction process applies.
