Find Hemphill, Toledo Bend and Piney Woods Property Records Through the Correct Official Portal
Use this guide to search Sabine County appraisal records, identify lake lots and timber tracts, review a 2026 market value, verify exemptions, prepare a protest, check taxes and research the recorded deed.

Official Sabine CAD portal with the owner-name search field, alternate property-search tabs and appraisal information menu.
1Verify the browser address
The screenshot shows southwestdatasolution.com and the SABINECAD database key. Confirm both before relying on a result.
2Start with Name
Enter only the first part of the last name. The portal instructs users to enter at least two characters and no spaces for the initial search.
3Use Property Address
Switch to the address tab when an owner search is too broad. Enter a simplified street number or street name.
4Use Legal Description
This is often the best route for subdivisions, lake lots, rural tracts and properties without a reliable situs address.
5Use Geographic ID
Copy the complete Geo ID from a prior appraisal record or tax document and avoid removing leading zeroes.
6Use Property ID
An exact Property ID is normally the safest way to connect appraisal, protest, tax and deed research.
Left-menu tip: The screenshot’s side menu provides direct access to Truth in Tax, Protest Database, Electronic Communications, Tax Rates, Exemptions and Downloads and Forms.
Begin with the owner’s surname.
Enter the first portion of the last name without spaces, as directed by the portal.
Try a former owner after a recent sale.
Appraisal ownership may not yet reflect a newly recorded deed.
Switch to Property Address.
Use the street number and main street name. Remove Road, Lane, Drive, Highway and directional abbreviations when needed.
Use Legal Description for rural or lake property.
Search a subdivision, lot, block, survey, abstract, tract or acreage clue.
Use Geographic ID or Property ID when available.
Enter the complete identifier exactly as shown on the appraisal notice or tax statement.
Open every plausible account.
One owner may have a residence, adjoining acreage, lake lots, timberland, minerals, mobile home or business-personal-property account.
Confirm the property type and year.
Make sure the record being reviewed is the intended real, personal, mineral or manufactured-home account for 2026.
Save a dated copy.
Print or save the complete record before applying, protesting, paying or purchasing.
Sabine County search tip: For Milam, Pineland, Bronson, Brookeland, Rosevine, Fairmount, Toledo Bend and other rural areas, legal-description or Property-ID searches can work better than a mailing address.

Acreage, road access, waterfront influence, timber class and homesite allocation.
Improvement value
Value assigned to homes, cabins, boathouses, shops and other structures.
Size, age, quality, condition, use and removed improvements.
Market value
The January 1 estimate of fair market value.
Compare with sales, condition and property-specific limitations.
Appraised value
Value after a homestead or statutory limitation may apply.
A limitation does not freeze market value.
Productivity value
Special value for qualifying agricultural or timber land.
Confirm qualifying acres, use and homesite separation.
Exemptions
Approved homestead, age, disability, veteran or other benefits.
Verify the owner, year and taxing units receiving the exemption.

Sabine County 2026 Appraisal Audit Checklist
Compare 2025 and 2026 market values.
Separate land and improvement changes.
Confirm Property and Geographic IDs.
Verify acreage and legal description.
Check living area and improvement measurements.
Review year built, quality and condition.
Check newly listed cabins, docks or shops.
Confirm removed or damaged structures.
Verify homestead and local exemptions.
Review timber or agricultural value.
Compare similar nearby accounts.
Save photographs and repair estimates.
Hemphill or Pineland residence
Compare similar homes by neighborhood, living area, age, quality, condition, lot size and school district.
Toledo Bend property
Compare subdivision, waterfront or interior position, water access, lot size, improvements, restrictions and flood exposure.
Timber or rural acreage
Review each tract, homesite acreage, timber class, management activity, road access, utilities and improvements.
“Property ID ______ changed from ______ in 2025 to ______ in 2026. Please explain which land, improvement, timber, agricultural, exemption or property-data change caused the increase.”
Toledo Bend and Lake-Area Property Checks
Lake-area property often requires more than an owner-name search. The appraisal account may identify a subdivision lot, while shoreline rights, access, restrictions and improvements are controlled by separate records.
Match the exact lot
Verify subdivision, lot, block, Property ID, Geographic ID and adjoining ownership.
Check every improvement
Review the house, cabin, shop, boathouse, dock, deck, storage building and other listed structures.
Confirm access
Research recorded road, utility, subdivision and access easements rather than relying on visible use.
Review restrictions
Search subdivision covenants, association documents and recorded amendments.
Research flood and shoreline issues
Use official flood information and the responsible reservoir or permitting authority for current rules.
Check separate lots
A residence, vacant adjoining lot and access strip can have separate appraisal and tax accounts.
Waterfront warning: A CAD record or aerial image does not prove dock rights, reservoir-boundary location, shoreline ownership, legal access or a buildable lot.
How to Use Geographic IDs and Parcel Information
The Sabine CAD homepage provides Geographic ID and Property ID searches but does not prominently advertise a separate public GIS link. Use the official account identifiers to locate the correct record and contact the district when a parcel location remains uncertain.
Search the property first.
Save the Property ID, Geographic ID, owner, legal description and acreage.
Use the Geographic ID search.
Return to the official portal and choose Geographic ID.
Match adjoining records.
Search known neighboring owners or related Property IDs when one tract cannot be identified.
Compare the legal description.
Confirm subdivision, lot, block, abstract or survey details.
Request location help from Sabine CAD.
Provide staff with the Property ID, Geo ID and legal description.
Use recorded plats and surveys.
The County Clerk’s land records can provide documents that are more useful for legal-location research.
Hire a surveyor before relying on a boundary.
A licensed survey is the proper source for exact corners, acreage and encroachments.
Local map tip: For remote timberland or Toledo Bend subdivisions, a known adjoining owner can help locate the correct appraisal account.

Timberland, Agricultural and Wildlife Appraisal
Sabine County’s forests, pasture, timber tracts and mixed rural ownership require careful classification. The district provides separate state forms for 1-d-1 open-space agricultural land and 1-d-1 timberland appraisal.
Open-space agricultural land
Use Form 50-129 when qualifying use involves grazing, hay, crops or another agricultural operation.
Timberland appraisal
Use Form 50-167 for land actively devoted principally to timber production under the applicable history and intensity rules.
Wildlife management
Land normally must first meet the required special-appraisal status and then satisfy wildlife-use planning and activity rules.
Qualification Area
What to Demonstrate
Useful Evidence

Agriculture or timber production is the tract’s primary qualifying use.
Management records, sales, harvest, grazing, crop or production documentation.
Degree of intensity
The operation meets locally typical management intensity.
Stocking, fencing, site preparation, planting, thinning, harvest and maintenance records.
Historical use
The land meets the statutory qualifying-use history.

A tenant or operator actively performs the qualifying activity.
Signed lease, operator details, payment records and activity logs.
Homesite acreage
Residential or recreational acres are separated from qualifying productive land.
Survey, aerial image and acreage calculation.
Change of use
Development or another activity has not changed qualifying use.
Current land-use map, permits, contracts and photographs.
Correct Property ID for every tract
Legal description and acreage
Map of claimed qualifying acres
Agricultural or timber-use history
Forestry or management plan
Harvest, planting or thinning records

Receipts and dated photographs
Homesite and nonqualifying acreage
Normal filing date: Agricultural and timber applications are generally due by April 30. Contact Sabine CAD promptly when the regular filing date has passed.
Rollback-tax warning: A nonqualifying change in use can create additional taxes. Ask the district for current guidance before converting timber or agricultural land to residential, commercial or recreational development.

2026 business-property exemption: Qualifying income-producing tangible personal property receives a $125,000 exemption in each taxing unit. Contact Sabine CAD before assuming that no rendition or account filing is required.
Download Form 50-144 from the district’s forms page and save proof showing when the completed rendition was delivered.
How to Prepare a Sabine County CAD Protest
July 2026 timing: Sabine CAD states that appraisal notices are typically mailed in mid-April. The normal protest period has therefore generally passed for owners who received timely 2026 notices, but the deadline printed on the individual notice controls.
Normal Texas rule
May 15 or 30 days after notice delivery, whichever is later.
Controlling deadline
Use the exact date printed on the Notice of Appraised Value.
Official form
Sabine CAD provides Form 50-132, Notice of Protest.
Public database
Protest-hearing information is searchable online.
Protest Issue
Evidence That Helps
Weak Argument to Avoid
Market value is excessive
Comparable sales, appraisal, repair estimates, photographs and condition records.
Only saying the tax bill increased.
Unequal appraisal
Comparable CAD accounts adjusted for location, size, quality, age and condition.
One unrelated property with a lower value.
Lake-lot value is wrong
Waterfront position, access, flood issues, restrictions, lot size and comparable lake sales.
Comparing waterfront and interior lots without adjustment.
Building details are wrong
Measurements, plans, photographs, condition reports and demolition evidence.
An unsupported verbal estimate.
Timber or agricultural appraisal was denied
Use history, management plans, harvest records, leases, receipts, maps and photographs.
Saying only that the land is wooded or rural.
Exemption was denied
Application, identification, ownership and qualification documentation.
Assuming the prior owner’s exemption transferred.
Sabine CAD Protest Micro-Steps
Read the appraisal notice.
Record the Property ID, proposed value, reason for change and filing deadline.
Save the live appraisal account.
Review land, improvements, exemptions, special appraisal and previous-year values.
Separate each disputed issue.
Treat market value, unequal appraisal, data, exemption and timber or agricultural denial as different arguments.
State the result you believe is correct.
Connect the requested value or classification to specific evidence.
“I am reviewing Sabine CAD Property ID ______ for tax year 2026. My notice shows a deadline of ______. Please confirm the accepted filing method, evidence-request procedure and current hearing status.”
What to Do After the Regular Protest Deadline
Required notice was not received
Explain when the appraisal was discovered and which mailing address Sabine CAD used.
Clerical or ownership error
Ask whether an appraisal-roll correction applies to the exact mistake.
Substantial appraisal error
A limited correction may apply when statutory value and payment requirements are satisfied.
Late homestead application
Sabine CAD explains that a late homestead filing may be possible within the statutory post-delinquency period.
Late age or veteran exemption
Certain exemption categories have special late-filing provisions.
Taxes remain unpaid
Contact the Tax Office separately because a value inquiry does not automatically stop delinquency.
Act promptly: Give Sabine CAD the Property ID, tax year, notice history, exact error and current payment status. Late remedies are limited and fact-specific.
How to Search and Pay Sabine County Property Taxes
The Sabine County Tax Assessor-Collector collects for the county, Brookeland ISD, Hemphill ISD, West Sabine ISD, Shelbyville ISD, City of Pineland and Sabine County Hospital District.
Portal check: During editorial verification, the direct online-payment destination linked by the Tax Office returned an error. Begin from the official Tax Office page and call the office if its “Click Here” payment link does not open.
Copy the CAD Property ID.
Confirm the owner and legal description before searching the tax system.
Lunch
The office states that it normally remains open during lunch.
Delinquent-account tool: The Tax Office publishes a delinquent tax roll and states that the listing is normally updated every Monday by 10:00 a.m.
2026 bill timing: Sabine CAD states that the truth-in-taxation database is updated during August and September as local entities propose and adopt the rates used for final 2026 bills.
City of Hemphill check: The Comptroller lists City of Hemphill as an active appraisal-district unit, but it is not included in the county collector’s current consolidated collection list. Review the live account and verify any city-related question before paying.
“I need the complete payoff for Sabine County tax account ______ through ______. Please confirm every unpaid year, all penalty and interest, the taxing units included and the current online-payment route.”
